Lambert Smith Hampton - Offices Development - Stoke on Trent, Communications Point

A new call centre is being constructed by Gladman Developments. The building, named Communications Point, is being built in Stoke on Trent - a location that is rapidly emerging as a preferred destination for call centre investment.

Jacqui Bayliss of letting agent Lambert Smith Hampton's Birmingham office comments "Stoke on Trent has been placed in the top-ten locations for a new UK call centre investment by Mitial. Communications Point is a unique opportunity at a key City Centre gateway and continues Gladman's tradition of high quality development in Staffordshire."

Communications Point extends to some 4,293 sq m (46,200 sq ft) of open plan space on 3 floors providing space for 400 - 450 seats. The Grade A specification of the building is complemented by landscaped parkland surroundings and parking for 140 cars. Network resilience and diversity is provided by BT, NTL and Your Communications and the capability exists to provide a dual-parented fibre link.

A recent independent demographic study by East West Consulting estimates the labour pool to be around ¼ million within a 25-minute commute - larger than Bradford, Brighton or Southend. As Lambert Smith Hampton's Jason Adderley suggests "East-West tell us that there is significant headroom in the labour market for customer service operators. This has proved an obvious attraction for recent investors such as Consignia and HSBC's Auto Direct elsewhere in the Potteries. Stoke on Trent will continue to provide a cost competitive staff and property solution for the foreseeable future."

As an additional inducement to investors, Communications Point lies within the area eligible for grant funding in the form of Regional Selective Assistance.

Lambert Smith Hampton are working closely with InStaffs (the area's inward investment agency) to help potential occupiers to exploit this valuable resource.

Communications Point will serve to be Gladman Developments flagship for Staffordshire following a successful industrial scheme at Lymedale Business Park and the development of its office village concept at Pendeford and Staffordshire Technology Park.
