Jones Lang LaSalle - Offices Development - London W1

Date: 04 Sep 2001

Jones Lang LaSalle has completed a fast track fit-out of Kuwait Petroleum Corporation's new 20,000 sq ft (1,860 sq m) London headquarters building in Mayfair. The project involved creating a new corporate image for the tenant following the recent combination of a number of Kuwait Petroleum subsidiaries and delivering a "new feel" for the building.

The new look offices have been designed to bring the teams closer together and, at the same time, ensure that they have the full range of supportive work environments to complement their work styles.

Jones Lang LaSalle provided a comprehensive service for Kuwait Petroleum Corporation from acquisition advice from the Tenant Rep Group, through design and implementation, and culminating in premises management.

Samantha Addison, of Jones Lang LaSalle Design Projects, says: "We have established a good working relationship with tenant representatives and this has been key to helping us complete the office refit on programme and on budget. Part of the challenge for the Jones Lang LaSalle design projects team was reporting to four London based and one Kuwait based client. The detailed reporting structure was required to ensure that the new space delivers the specific needs of a range of Kuwait Petroleum teams that are based in the building.

"This has been an interesting project for the team in terms of helping to achieve a new corporate feel through innovative design and creative thinking. The new offices are, we hope, not just going to deliver a better workspace but also a better working atmosphere for the occupiers".

In view of the tight timescale, the team tailored the procurement programme specially to suit the fast track nature of the project. This has been vital to ensuring that targeted costs and deadlines have been met, as Daniel Webb of the Jones Lang LaSalle design projects team explains:

"The refit has not been a challenge in terms of size so much as in the concentration of the programme. With eight weeks to complete the core section of the 20,000 ft sq task, we had to employ all of our experience and know-how to achieve the right result. I am pleased to
say that the feedback we have had from the clients so far has been extremely positive".

His Royal Excellency the Oil Minister opened the inauguration ceremony for the building. This was attended by a number of Kuwaiti dignitaries and Kuwait's national TV station.
