Land Securities - Offices Development - Crossways Business Park

Land Securities' Crossways Business Park, the largest mixed-use park on the M25, will see over 310,000 sq ft (28,900 sq m) of commercial and amenity building completing and started during late summer 2001.
Admirals Park, Crossways' office campus, sees the 55,000 sq ft (4,645 sq m) Britannic-funded office building for Regus planned for completion around Christmas/New Year.
On Edison's Park, Crossways distribution zone beside the Queen Elizabeth II Bridge, Land Securities started four new speculative distribution buildings totaing some 160,000 sq ft (14,870 sq m). Respectively 25,000, 35,000 45,000 and 55,000 sq ft; each will have full call-center conversion capability and high quality office pods. One unit is in solicitors' hands and a second is under offer. Land Securities' development director for Crossways, David Dye, commented:
"Our decision to build speculatively is based on our confidence in future demand for flexible distribution space in this first rate location. Crossways is uniquely placed at the gateway to Europe and within one hour's dive of 22% of the UK population."
Elsewhere at Crossways, Travelodge recently completed their 26,000 sq ft (2415 sq m) 65-bed new hotel, together with the new 2,750 sq ft (225 sq m) Burger King drive-through' fast food outlet. Both overlook
Crossways Boulevard, the business park's spine route that connects the M25 junction 1a to Blue water.
Jigsaw PLC - brand leader in the day nursery sector and recognized for its highly innovative, education-based care system - started a 100-place nursery on site recently. The 7,000 sq ft (651 sq m) Crossways Business Park centre will be Kent Thameside's first and Jigsaw's second in Kent. This reflects growing demand for day nurseries in economically-active regions close to London.
David Dye concluded: "We are committed to providing the highest level of amenities for our occupiers. Travelodge will be Crossways' third hotel, joining Hilton International and French motel operator Campanile. Burger King will be the park's sixth food offer. The addition of Jigsaw's day nursery as a key facility re-affirms Crossways' position as the UK business park with the highest level of on-sitem amenities."
Crossways Business Park is a substantial economic catalyst in Kent Thameside. Since its regeneration from a disused quarry and former cement works, it now is home to a workforce of over 4000.
Robyn Pyle, Kent Thameside Association co-chairman and Land Securities development director said: "The current level of development activity at Crossways reflects the ongoing success of regeneration in the Kent Thameside region. The park continues to attract growth industries to the area, providing significant employment opportunities for the local commumty."
