Developers believe they are onto a winner with a speculative new office development on the fringe of Hamilton Racecourse in Lanarkshire.
To be called Bothwell House, the 2,235 sq m (24,000 sq ft) corner building will provide a stunning focal point for the successful Hamilton Business Park which overlooks the famous Racecourse on Bothwell Road.
The site was chosen by Silverbank Development Company Limited for its excellent road and public transport links. It sits between Junctions 5 and 6 of the M74 motorway and is within walking distance of Hamilton Town Centre, Hamilton West Railway Station, the Town's Sheriff Court and the headquarters of South Lanarkshire Council.
Ronnie McLetchie, spokesman for Glasgow based Silverbank (a joint venture between City Link Developments and Horizon Capital Limited), comments:
"We are very confident that this development will attract interest from potential occupiers. As well as being ideally situated from an access point of view, the building will have spectacular views across the Racecourse to Strathclyde Country Park and beyond."
Construction begins next month (October) on the three storey development which will be serviced by 94 car parking spaces.
Ewan Cameron of letting agents Ryden comments: "There is a limited supply of such large floorplate accommodation on Business Parks within the Glasgow area. The decision to proceed with the development of this prominent site is well-timed."
