Stanhope - Offices Development - Hemel Hempstead

Stanhope has today revealed plans for its new Hemel Hempstead office park. The scheme, designed by Fletcher Priest, was granted detailed planning consent in September 2001 and work is now underway on-site.
The first phase of development comprises 2 office buildings (of approximately 100,000 sq ft each) and outline consent has been granted on a 40,000 sq ft health and leisure club including a bar/ brasserie. When complete the development will offer some 600,000 sq ft of office accommodation, with six high quality office buildings on the 23-acre site. The first buildings, in line with Stanhope's commitment to leading the market in construction build programme, are scheduled to be ready for occupation by mid-2002.
Having successfully developed the concept of branded property at Chiswick Park, Stanhope plans to market Hemel Hempstead under its own brand and identity - Peoplebuilding Hemel. The scheme, being developed in conjunction with Morley Fund Management, will be constructed speculatively and will be the most significant development within the northern M25 corridor.
A key feature of the scheme is the silver coated aluminium responsive brise soleil which move with the sun helping to keep the inside temperature more balanced whilst maximising the benefits of natural light generated by the 3m floor-to-ceiling windows.
Fletcher Priest Architects will be working alongside Arup Engineers to deliver the project while FPD Savills and Freeth Melhuish have been appointed joint letting agents on the scheme. Mace has been appointed as construction managers.
