Douglas Duff - Mixed-Use Development - Kempston, Interchange Park & Woburn Road Industrial Estate, Triumph Way

Commercial property development is going from strength to strength in Bedfordshire, according to Andrew Clarke of agents Douglas Duff.

"We are seeing a number of new developments around the edge of Bedford" he said. "This is good news for employment prospects, and demonstrates a clear economic signal that business in Beds is continuing to grow."

Two important development projects are:

- Park West, a new warehouse/light industrial unit extending to 1,868 sq m (20,000 sq ft) being built at Interchange Park, Kempston, a superb location just off the A 421 by-pass. Including offices of 186 sq m (2,000 sq ft), the unit has a clear eaves height of 8 metres and two loading bays. The development is available to let on new terms as a single unit or two units of 10,000 sq ft each, and discussions for internal fitting out can now be undertaken with potential occupiers. The developers may also consider freehold offers.

- A new industrial development with a two-storey office facility at Triumph Way on the Woburn Road Industrial Estate, Kempston, also close to the A421 by-pass. The high-specification building will extend to 1,455 sq m (15,660 sq ft) and could be split into two smaller units of 727 sq m (7,830 sq ft). This is the first development by Grovekeen Ltd, and pre-lets are being sought. The premises are likely to be finished in the autumn 2002.
