J Sainsbury Developments Ltd (JSD) in conjunction with GD Estates has successfully completed the purchase of the 1.517 hectare (3.75 acre) Celotex site at Junction 1 of the M3, Sunbury. The site is unique in that it is not only right on a motorway junction but also has extensive frontage directly onto the M3 affording an exceptionally prominent location for a major occupier. Very few other sites currently available have such significant prominence.
JSD and GD Estates have successfully achieved detailed planning consent to develop two Grade A specified office headquarter buildings of 5,559 sq.m (59,836 sq. ft.) and 3150 sq. m (33,905 sq. ft.). Both buildings will have additional top floor storage and will offer a car parking ratio of 1:30 sq.m. (1:324 sq.ft.). Sunbury Station, with links to Waterloo is located 100 yards away. Demolition of the existing buildings will commence shortly enabling the site to be developed to provide a completed scheme by mid/late 2003.
The site was introduced by Stiles Harold Williams who have been jointly retained to market the new Grade A office buildings with NAI Gooch Webster.
