Trigram Properties - Offices Development - Birmingham, 20-25 Lionel Street, Aqua

In a bold move, Sandpiper Estates - in association with Trigram Properties - have acquired the former Severn Trent offices in Lionel Street, Birmingham City Centre.

The development - to be known as 'AQUA' - is to be refurbished to an extremely high quality and will target the professional sector which is suffering from a shortage of such accommodation at present.

The developers are hopeful of securing a suitable occupier for the building, which totals 33,000 sq ft, although a Planning Application has been lodged for another level to be added taking the total to some 41,000 sq ft or thereabouts.

The refurbishment specification is to incorporate comfort cooling and raised floors. The property further benefits from secure on site parking.

The Sandpiper Group have been successfully pioneering property schemes for more than 35 years and more recently have been responsible for bringing residential 'loft living' to Birmingham as well as being behind the successful Chamberlain Hotel Group.

Working together on this project with Sandpiper will be Trigram Properties - formed last year when Bill Houle (formerly of Phoenix Beard) teamed up with Mark Harris (formerly of Carillion) to work on development and investment in all sectors of the property market.
