Resolution Property plc - Offices Development - Middlesex, Hayes, London Gate

Resolution Property plc, the UK property investor and developer, today unveiled designs for London Gate, in Hayes, Middlesex, where work has now started on the conversion of six magnificent Art Deco buildings to provide 560,000 sq ft of brand new Cat A office space in a campus setting.

Preliminary work on the site, which is one of the largest single-scheme regeneration projects underway in the UK, began in August 2001 and the full refurbishment programme is now underway.

The 16-acre self-contained site is located at the hub of the UK’s national and international transport network. It is 10 minutes from Heathrow by car, 1.5 miles from the M4 Motorway, and 20 minutes from Paddington Station by rail. It will also benefit from the proposed new Heathrow Express station at Hayes.

The six buildings were originally designed by Wallis Gilbert as a gramophone record factory for EMI. Resolution’s extensive refurbishment scheme, designed by internationally renowned architects Gensler, will combine art deco splendour with sleek, efficient modern design. The scheme provides 560,000 sq ft net of office space with floorplates of between 15,500 sq ft and 68,000 sq ft and the flexibility to be configured for individual occupier needs around easily accessible plug-in cores.

The campus style development will be set around a dramatic central water feature in landscaped surroundings with excellent onsite amenities including 1500 car parking spaces, a health club and a restaurant.

1 London Gate, the first speculative building on site, provides 105,750 sq ft on six floors and is due for completion in late Summer 2002.
