Acting on behalf of the fashionable pool lounge and bar venue chain, The Elbow Room, sole retained agent Stephen Kane & Company has negotiated a new underlease on ‘Spots’ bar and restaurant at 97-113 Curtain Road, London, EC2A 3BS.

The ground floor unit, which is located close to Old Street and Hoxton Square, has a 3 a.m. music and dance licence. The unit comprises a ground floor of 8,500 sq ft (789.66 sq m) and ancillary areas of 500 sq ft (46.45 sq m). The Elbow Room is paying an annual rent of £185,000 for the 25-year lease which runs from December 2000.

“This Elbow Room outlet is our fourth in London and we are continuing to seek locations in London and elsewhere for new outlets that are in or on the edge of the leisure pitch with ground or first floor mass. We expect to open our seventh unit this year, with three more to follow in 2003.”

Stephen Kane & Company represented The Elbow Room. Davis Coffer Lyons represented landlord Curtain Leisure Ltd trading as Spots.
