Kier Property Developments - Retail Development - Plymouth, Crownhill Retail Park

Kier Property Developments (formerly Laing Property Developments) has won planning consent for a Pizza Hut restaurant – the world’s largest pizza chain – on its highly successful Crownhill Retail Park at Tavistock Road, Plymouth.

Construction of the restaurant, Pizza Hut’s third outlet in Plymouth, will start at the beginning of May and it is expected to be open for business in November. The 311 sq m (3,348 sq ft) unit has been leased on a 25-year lease at £215 per sq m (£20 per sq ft).

Pizza Hut will be joining KFC and also B&Q, who occupy the largest retail warehouse store in the South West, with its 11,148 sq m (120,000 sq ft) building and 2,787 sq m (30,000 sq ft) garden centre. Kier Property Developments has planning consent for only one remaining 650 sq m (7,000 sq ft) unit, which is available for A3 leisure use on a freehold or a leasehold basis.

Kier Property Developments director, Nigel Turner, said, “The Pizza Hut planning consent will bring a highly popular pizza chain to this part of Plymouth. We only have one unit left and are in detailed discussions with a nationwide operator. An announcement is expected shortly.”

“The scheme has also been a success on another level in the area with B&Q alone, creating up to 250 new full time jobs,” Turner continued.

Mark Upton, senior acquisition manager at Pizza Hut, said, “In 2002, we are set to open 70 outlets, to add to our current UK portfolio of about 480.

“Our UK wide development strategy includes a strong focus on the South West where we hope to open in all the major towns; we are already considering a fourth restaurant in Plymouth. We were attracted to Kier Property Developments’ Crownhill development because of its highly accessible location on one of Plymouth’s main arterial roads, as well as the area’s demographics, which matches the profile of our customers,” he added.

The development includes the complete reinstatement of the 350-year old Devonport Leat, which supplied Plymouth with drinking water in Sir Francis Drake’s day.

Havills, who advised Kier Property Developments in the Pizza Hut deal, are the letting agents for the remaining unit. Donaldsons represented Pizza Hut.
