Taylor Woodrow Developments and Palace Street Developments have jointly announced that their 40,500 sq ft Metro Point building in Sydenham Road, Croydon has been fully let within only days of its practical completion.
Built on a speculative basis, Metro Point is Croydon’s only new development to have occurred in the last 10 years in excess of 15,000 sq ft.
The developers, along with architects Rolfe Judd, have designed the site to represent a new, higher standard of office accommodation for what is an increasingly popular business centre for Greater London.
The building has been acquired as a whole by The Home Office on a new lease for a term of 18 years at a rent of £20 per sq ft. This represents a new peak in rental value for Croydon since the early 1990’s, indicating the area’s predicated growth is well under way.
Located in the heart of the central business area, close to East Croydon station with its links to Victoria and Gatwick, Metro Point attracted considerable interest from occupiers already in Croydon, seeking to upgrade the quality of existing space. It also appealed to occupiers considering de-centralisation from Central London due to the competitive comparison in occupational costs.
