Northern Ireland factory outlet centre, The Linen Green, has just received planning permission for the second phase of its development plans, allowing it to more than triple in size. The new expansion will add a further 7,897 sq m (85,000 sq ft) of factory outlet shopping to the existing 3,252 sq m (35,000 sq ft) of retail space, the Visitors’ Centre and the 60 seater restaurant.
Situated at Junction 15 of the province’s main M1 motorway, serving a cross-border catchment, The Linen Green first opened its doors in 2001, as a village-style retail, design and visitors’ centre based at Moygashel, Dungannon, the province’s historic centre for the linen industry. Linen has been produced in the area for more than 100 years, utilising the locally grown blue-flowered flax crop as a raw material. The first phase provides retail units for predominantly Irish-based designers and producers, with the internationally renowned designer, Paul Costelloe operating a retail unit at the centre, along with other Irish names including Ulster Weavers, Foxford Wollen Mills, Moygashel Linen Mills and Panache Shoes. The second phase development will include the big-name retailers more commonly found at factory outlet centres, selling end-of-line merchandise at up to 50% off the normal retail prices.
Paul Wilson of Lambert Smith Hampton’s Belfast office, which is to market the letting of the new retail space in conjunction with the LSH West End, says: “The Linen Green is taking the production and retailing of linen in the area into the 21st century. The centre has become a major tourist attraction and the planning permission for the second phase proves what a success it has become. With Belfast only 45 minutes away, Dublin just two hours away, and 1.6 million people living within one-hour’s drive, The Linen Green seems set to capitalise on its success and continue to prosper.”
