Railtrack - Mixed-Use Development - £150 Million Scheme

Date: 09 Oct 2002

Railtrack Property has selected Countryside Properties as preferred bidder to develop a £150 million mixed-use scheme in the heart of Guildford, which will bring improvements to the station and surrounding land. Countryside’s professional team will be headed up by the Richard Rogers Partnership.

The residential-led development will create a major new transport interchange. Proposals for the site, which has been earmarked for redevelopment by Guildford Borough Council, feature plans for a ‘raft’ over the railway, a new airport concourse-style station and a state-of-the-art transport interchange situated at a level above the tracks. As well as residential, the proposals comprise office, hotel and leisure facilities, including a new food store and health and fitness centre.

Bryan Kirby, Director of Sales at Railtrack Property said, “This is an excellent opportunity to deliver a high quality, mixed-use development at a transport hub in a prime town centre site.

Our strategy going forward is to work closely with Countryside - combining our unique rail-development expertise with a leading developer in the industry.

“This is one of a number of schemes that we are actively pursuing on rail land across the UK to help to generate revenue for reinvestment in the railway”.

Richard Cherry, Director at Countryside commented, “We are delighted to be working with Railtrack Property on this important transport site. The scheme will aim to exemplify sustainable town centre regeneration and high-standards of modern architectural design to reflect the needs of the local economy and community”.

Jones Lang LaSalle are Railtrack’s development consultant for the project.
