Services	We offer real estate investments in buildings on pedestrian streets in all the large cities in the Czech Republic. We take care of the whole acquisition process and we carry out property management.
Description	B&P is an independent real estate agency which is specialized in buildings on pedestrian streets in all the large cities in the Czech Republic. These buildings have a shop on the ground floor and offices or apartments on the upper floors. We have selected the main shoppingstreet(s) in the 12 largest cities. We have selected a number of buildings which are attractive to buy as an investment. Some of those buildings have redevelopment potential, others are just stable long-term passive investments. In some cases there is potential for expansion of the objects and in a few other cases there is potential of strong increase in future rental income, because of current fixed rents being lower than the market rent. Nett yields are between 6 % and 9 % for these buildings and transfer tax (stamp duty) is paid by the seller. Cca 60 % to 70 % financing can be organized (in Czech Crowns or in Euro, both with the same interest rate). Brandwijk&Partners is interested to cooperate with strong investors in order to organize for them the purchase of above mentioned buildings.
